Abstract

The development of new residential construction by developers has become in recent years one of the key processes shaping the urban space of Łódź. In this way, Łódź has joined other major cities in Poland, where a high rate of growth in the number of new apartments is observed. New residential buildings are appearing in various locations, influencing the urban structure and often creating new urban spaces. The existing literature lacks empirical studies that would illustrate the patterns in the distribution and location of new residential construction. In this article, the authors conduct such an analysis, additionally identifying the factors that determine this process. The study is based on data from the registry of real estate prices for the years 2019–2023. The results obtained confirm that new developer-led construction plays a significant role in transforming the spatial structure of the city. On the one hand, it responds to current housing needs; on the other hand, it contributes to the fragmentation of the urban fabric, pressure on infrastructure, and the intensification of socio-spatial contrasts. The research showed that the key determinants of location choice remain the accessibility of public transport, social infrastructure, and green areas, as well as the market attractiveness of land. New residential investments are distributed in a radial-zonal pattern, reflecting processes of selective intensification of the central area and suburbanization of the peripheries. The study contributes to the broader discourse on urban transformation. From a practical perspective, the results can serve as a valuable tool for spatial and housing policy, highlighting the need to integrate the development of new investments with the planning of transport, service, and environmental infrastructure, as well as with the pursuit of more sustainable urbanization models.
